What is a DSCR loan?

A DSCR (Debt Service Coverage Ratio) loan qualifies borrowers based on the property's rental income rather than personal income. If the rental income covers the mortgage payment, you can qualify.

How is DSCR calculated?

DSCR = Monthly Rental Income ÷ Monthly Debt Service (Principal + Interest + Taxes + Insurance). A DSCR of 1.0 means the rent exactly covers the payment; higher is better.

What credit score do I need?

The lenders we work with typically require a minimum credit score of 660 for long-term rental loans and 680 for short-term rental loans. Higher scores may qualify for better rates.

Can I borrow through my LLC?

Yes! We encourage entity borrowing. You can borrow through your LLC, corporation, or other business entity to protect personal assets.

How fast can you close?

The average closing time with our lending partners is 30 days from complete application. For straightforward deals, closing can often be faster.

Do you require income verification?

No personal income verification is required. Qualification is based on the property's rental income (DSCR), not your personal income or tax returns.

What property types do you finance?

We can connect you with financing for 1-4 unit residential properties including single-family homes, duplexes, triplexes, fourplexes, condos, and vacation rentals.

What are your LTV limits?

We have access to loan programs that offer up to 80% LTV on purchases and up to 75% LTV on cash-out refinances. Lower LTV may qualify for better rates.
